How can you offer such tremendous benefits and still offer me a fair price?
How can I sell my income property to Hitchcock Homes and still retain
positive cash flow and tax benefits?

Will you need to show my home to prospective clients before I move out?
What condition do I need to leave the property in when I move out?
We ask that you leave the property in a vacuumed and swept condition free of trash, debris, etc.
Your added attention to the cleanliness and preparation of your property helps us to continue
offering fair prices and services to property sellers.
Since we won't be utilizing the services of a real estate agent, we can eliminate that big
commission. Additionally, since we typically use private funds and preferred title companies who
may offer us a discount for bringing so much business to them, we can greatly reduce the time
and money needed to close on a sale!
Hitchcock Homes accepts a few rental properties per year on a Lease-Option arrangement where
the property owner leases to Hitchcock Homes and offers an option to purchase the property for a
predetermined price in the future. This way, Hitchcock Homes collects the rent, manages
maintenance, and so on while you still retain tax benefits and positive cash flow.
We are seeking to diversify our investment portfolio with virtually any property type. Single family
homes, Condominiums, Townhouses, Apartment Buildings/Complexes, etc. The property does
not need to be in great condition! We buy properties in several different areas and in several
different conditions.
In most cases, we may list your house on our website through to our Rent-To-Own customers
prior to the closing, however, we strive to respect your privacy during this often crazy time and will
make every effort to show your house after the closing.
First, you will submit some information to us by Clicking Here and filling out the form. We will
contact you when you tell us to, spend a couple short minutes getting to know you, your situation,
and a few more details about the property.
Next, we will meet to view the property and discuss your needs. If your property meets the needs
of Hitchcock Homes, and we can agree on a price and terms of the sale of your property, we will
complete and sign a Purchase Agreement at that meeting.
Third, we will take 1-2 business days to conduct a title search to ensure the property is correctly
depicted in the agreements and warranty deed. This will also provide us with the legal description
needed to complete the warranty deed.
Fourth, we will meet in person a second time to go over the paperwork, sign & notarize multiple
copies, and close the deal.
Lastly, if you had not moved out by the closing date (which sometimes happens when we this
process moves so fast) then we'll meet with you on moving day to get the keys, garage door
openers, etc.
