Once you decide on one of our homes for sale, we will work together to customize a Rent To Own agreement that will work for you and fit in your budget.  In actuality, this consists of two agreements: a Residential Lease Agreement and a Purchase Option Agreement. The lease will stipulate your monthly rent, security deposit, amount of monthly rent credited toward the purchase price, and other conditions of your tenancy.  The Purchase Option Agreement is what locks in a set sale price of your home should you choose to purchase it.  Since it is an "option" agreement, it means that you are under NO obligation to purchase the house.  However, it does obligate Hitchcock Homes to sell the house to you at the predetermined price should you choose to exercise your option.  While we can't guarantee it for everyone, most of our customers will pay below the market value of their home when it is time to exercise their option! Since Hitchcock Homes only has a limited number of homes for sale at any given time, customers typically secure their home with an upfront option payment ranging from 3-5% of the value of the home.
